LPS Shanghai 2018 is the leading luxury real estate exhibition held in China’s commercial and financial capital. Making big changes this year, LPS is moving to the Shanghai Exhibition with a larger exhibition floor, and will be hosted from December 7-9, 2018. LPS Shanghai will welcome over 200 luxury real estate companies presenting unique estates to a discerning audience of Chinese luxury home buyers. Organized in cooperation with over 200 official media and show partners, the 18th consecutive edition of LPS will allow the city’s elite property buyers to interact and mingle with the world’s most influential property experts. MARKETING TO INTERNATIONAL BUYERS During DeLeon’s previous visits, we have found LPS to be a great way to meet potential buyers and, just as importantly, to market our listings. The event enables us to interact with and showcase our properties to targeted buyers and luxury real estate agents. Furthermore, since LPS is an invitation-only event that attracts people from around the world, we make connections that have proven to be very useful. Although Chinese buyers and agents make up the majority of visitors at these shows, we also have met buyers and agents from Dubai, India, Brazil, Australia, Russia, and several other countries at past LPS events. At these shows, our forward-thinking and service-oriented business model has received very positive feedback. The DeLeon Team is ranked the #1 Real Estate Team in Northern California and #4 in America (per Wall Street Journal/REAL Trends, released June 2018). THE IMPORTANCE OF THE ONE-STOP SHOP We have learned that Chinese buyers prefer a one-stop shop when it comes to real estate, so we have built a comprehensive suite of services including interior designers, contractors, and legal services, as well as concierge services to help buyers get acclimated with the Bay Area. As we continue to expand in the Chinese market, we have been strengthening and expanding our offerings. We believe that the most important aspect in attracting foreign buyers is having a strong reputation and offering the most comprehensive suite of services in real estate. Choosing the right agent is critical, but it is also crucial to work with a very knowledgeable agent who can not only help with the home purchase, but at the same time, provide a one-stop shop that includes legal and tax services, interior design services, and many other steps necessary to land our buyers the home of their dreams. SILICON VALLEY PRESTIGE Since DeLeon Realty’s founding in 2011 in Palo Alto, CA, we have enjoyed tremendous success in servicing the burgeoning Chinese buyer pool. In fact, we have become well-known to the Chinese community throughout the Bay Area from our extensive outreach. We have also established very strong business connections with real estate professionals in affluent cities including Beijing, Hangzhou, Shanghai, Guangzhou, Taipei, and Hong Kong. With the increased interest from our Chinese clients, we have set up dedicated channels for Chinese investors. We have a full Chinese version of our website, where clients can browse and get familiar with our listings, or listen to our regular Chinese radio shows focusing on the Bay Area real estate market. We also have Mandarin speaking agents who can advise on different properties and provide further support. Fortunately, we have also seen continued investment from buyers coming from overseas, most notably from China. Although the types of homes that they desire have changed significantly, the actual demand has remained steady. This strong demand has resulted in very favorable sales prices for several high-end DeLeon Platinum properties. We anticipate that Chinese buyers will continue to purchase properties in Silicon Valley. We have seen a greater shift toward luxury properties as personal residences, instead of as pure investment properties that were popular three to four years ago. Meanwhile, we also have a very robust staff of multilingual associates. Audrey Sun, who works closely with Michael Repka on the listing side, speaks both Mandarin and Cantonese. We also have a Chinese marketing department, which is unique to us across the entire Silicon Valley real estate industry. PROMOTING OUR LISTINGS Naturally, Silicon Valley is a very dynamic real estate environment and LPS helps us stay in touch with the Chinese buyers’ desires, not only during the show, but also before and after. This helps us maximize opportunities for networking with investors and homebuyers. We believe that the privileged relations we have built, together with the sales resulting from the shows, are the key reasons why we decided to come back and exhibit again at LPS this year. As part of our promotion for this December’s LPS event, we will be creating marketing collateral including a Chinese buying guide, a brochure featuring each of our listings, and a video showcasing our latest listings that have been in contract by December 1, 2018. We know that many of these homes will not hit the MLS until next year, but we have found that the advanced notice is very helpful for buyers who live outside of the United States.
